Flake Systems

Decorative, durable resin flake finishes for workshops, garages and commercial environments.

Flake Systems for commercial environments

Commercial Coatings NW provides flake systems as part of commercial and industrial flooring projects. The correct process depends on the substrate, contamination, moisture, traffic, operational environment and required finish.

Preparation comes first

Where required, the preparation process can include diamond grinding, shot blasting, levelling and moisture-control systems before the specified flooring system is installed.

Choosing a resin flake floor finish

A flake floor should be specified as a complete system, including substrate preparation, resin layers, decorative aggregate and any required seal coats. Colour and flake coverage influence appearance, while the resin specification and surface texture need to suit the way the space will be used.

For workshops and garages, useful details include vehicle traffic, turning areas, exposure to oils or cleaning products and whether the floor is regularly wet. These factors help determine the proposed finish. Slip resistance should be considered alongside cleaning requirements, rather than selected from appearance alone.

The existing floor needs assessment before installation. Unsound coatings, weak surface material and contamination may require removal, with local defects addressed using compatible preparation materials. Moisture conditions and existing movement joints also need consideration before the resin build-up is agreed.

Return-to-service times depend on the chosen products and site conditions. Foot traffic and vehicle traffic may have different curing requirements. Send photographs, approximate dimensions and your preferred access window when requesting a quotation so the programme can be discussed before work is booked.

Budget planning

How much does resin flake flooring cost?

£55–£75 per m²

Published UK guide for a decorative flake floor on sound concrete, including standard surface preparation, materials and installation.

What may change the price? The selected resin build-up, flake coverage, sealing coats and area affect the price. Major repairs, damp-proofing and levelling may add to the cost. Small areas may attract a minimum job charge.

These figures are for initial budgeting. Your written quotation will confirm the agreed scope, inclusions, exclusions and applicable VAT. VAT treatment varies between published guides.

Planning your project: four useful questions

What affects the cost of resin flake flooring?

Floor area, existing condition, specification, access and programme affect pricing. See the budget guide on this page for the indicative range and exclusions. The written quotation confirms scope and applicable VAT.

What preparation does the floor need?

The resin base, flake broadcast and any required seal coats need a suitably prepared substrate. Failed coatings, defects and moisture concerns are assessed first.

How long before the area can be used again?

The selected product, temperature, thickness and intended use determine curing and return-to-service. Foot traffic, vehicle traffic and installation of the next covering may require different allowances; these are agreed for the project.

Is this service suitable for my premises?

Flake finishes can suit garages, workshops and commercial spaces where the selected texture, sealing and cleaning arrangements match the use.

See our commercial flake flooring project for a real example. Your floor still needs its own assessment.
